Plant Attendant

We are looking for a Plant Attendant to join the Direct Labour team (DLO) in the Estates department. Working in a fast-paced environment where no two days are the same, you will be delivering an excellent maintenance service direct to our customers.

In This Role, You Will

  • Undertake reactive, planned, and preventative maintenance works on steam raising plant, associated controls, pipework, pump, gland re-packaging, valve overhaul, calorifier, chilled water, compressor maintenance etc. (Additional steam training will be provide as necessary).
  • Act as competent person for the shutting down and re-energizing of the steam boilers.
  • Carry out routine maintenance on Air Handling Units (AHU’S) including changing of belts, pulleys, media filters, cleaning, and disinfection of AHU coils, ensuring compliance targets are met.
  • Undertake utility meter readings and planned preventative maintenance (PPM) water hygiene outlet flushing tasks and record data.
  • Comply with all relevant health and safety legislation and safe systems of work.
  • Assist with managing critical and essential material stock levels.
  • Develop good working relationships with key customers to continually improve our service.

  • Hold a NVQ Level 3 or equivalent, qualification in Operation of M&E services plant and or City & Guilds or equivalent in Steam Plant Operation (update training will be given).
  • Are experienced in working within a reactive maintenance environment.
  • Can work well as part of a team and independently.
  • Can communicate and deliver excellent customer service.

Job Description

Job Purpose

Plant Attendants play an essential role within an enthusiastic and innovative direct labour organisation (DLO), delivering reactive maintenance activities, planned preventative maintenance, fault finding, and out-of-hours support for all steam operations and some mechanical systems across the Estate.

Duties and Responsibilities

Main Duties

  • To carry out works on steam raising plant, associated controls, pipework, pump, gland re-packaging, valve overhaul, calorifier, chilled water, compressor maintenance etc. (Additional steam training will be provide as necessary).
  • Act as competent person for the shutting down and re-energizing of the steam boilers.
  • Routine maintenance on Air Handling Units (AHU’S) including changing of belts, pulleys, media filters, cleaning, and disinfection of AHU coils.
  • Undertake utility meter readings and planned preventative maintenance (PPM) water hygiene outlet flushing tasks and record data.
  • Statutory plant room checks which includes cleaning, gas boiler resetting, venting, draining and or filling heating and HWS systems.
  • Test, inspection and report on safe sprinkler systems and input finding in a statutory log book.
  • Comply with all relevant health and safety legislation and procedures, including task specific risk assessments and method statements, in the carrying out of maintenance and adaptation work, reporting any potentially unsafe working.
  • Ensure all necessary paperwork required both manually or electronically, are completed accurately and in a timely manner in line with SLA’s. This includes Daily statutory steam boiler logs, specific statutory compliance task sheets against PPM schedules, stores stock sheets, allocation of hours and any other required for legislation or safety purposes.
  • Ensuring all statutory, planned and breakdown works are completed safely, cost effectively and to the agreed KPI’s and Service Level Agreement.
  • Assist and advise Management of critical and essential material stock levels
  • Maintain personal tools, equipment, and vehicle, taking responsibility for the safe keeping to ensure all good condition.
  • To carry out such duties as are required and are commensurate with the level of this post.

Person Specification

Essential Criteria

  • NVQ Level 3 or equivalent qualification in Operation of M&E services plant and or City & Guilds or equivalent in Steam Plant Operation (update training will be given).
  • Demonstrate experience of working within a similar organization delivering maintenance services.
  • Good understanding of job specific General Health and Safety in the workplace including risk assessments and method statement.
  • Ability to work well as part of a team and independently to achieve overall team goals.
  • The ability to access and maintain plant via ladders, working access platforms, through ceiling voids, working in congested spaces, etc. (update training will be given)
  • Ability to solve problems and make decisions using initiative to investigate and diagnose problems and to escalate as required at the appropriate level.
  • Good interpersonal skills and the ability to communicate appropriately with customers and other departments.
  • Knowledge of University’s Building energy Management Systems (e.g. TREND).
  • A valid driving license is necessary as it is a condition of employment that all personnel are able to utilise the fleet of university vehicles to reach all University sites.

Desirable Criteria

  • Fluency in Welsh written and oral.
  • Demonstrate experience of working within a higher education environment.
  • Experience of using small, mobile, handheld device’s (Personal digital assistant (PDA’s)/Smart Phone) to update on the job status via a computer aided facilities management (CAFM) system app.

Additional Information

This is a full-time open-ended position of 35 hours per week. Hours of work normally be 0800 to 1600, with one hour for lunch.

  • Overtime is a condition of employment and will be worked as and when reasonably requested. No regular level of overtime work is guaranteed.
  • You will be part of an out-of-hours (weekend) steam boiler rota. Additional payments are made into your salary when undertaking these duties. Out of hours rates apply.
  • To undertake any other duties as from time to time may be required commensurate with the grade of the post
  • To be available to attend annual Health Surveillance assessments
