We’re offering an exciting opportunity for an experienced Property Manager to lead the Property Services team at Jockey Club Estates in Newmarket. In this key role, you’ll be responsible for ensuring our diverse property portfolio is expertly maintained, residential properties are fully occupied, and all services meet the highest standards of quality, compliance, and safety—while supporting the development and wellbeing of your team.

The Property Manager will
- Lead the Property Services function, overseeing planned and reactive maintenance, statutory compliance, property inspections, and minor projects across the Jockey Club Estates portfolio.
- Provide strategic advice to senior leadership and the Board on property services, legislative changes, risk management, and best practices to ensure compliance and operational excellence.
- Develop and implement the Property Services strategy and operational plan, ensuring strong governance, innovation, and efficient service delivery.
- Manage residential property lettings, including void property turnaround, tenant onboarding, and ensuring high levels of occupancy and customer satisfaction.
- Maintain full compliance with all regulatory, statutory, and internal standards by keeping housing policies, procedures, and systems up to date and effective.
- Oversee budgets and financial performance, working with the Finance Director to set and manage budgets, forecasts, and expenditure controls.
- Lead, motivate and develop the Property Services team, conducting performance reviews, creating personal development plans, and fostering a high-performing culture.
- Build and manage strong stakeholder relationships, including The National Stud, Racing Homes, external contractors, and consultants, ensuring quality service delivery and value for money
About you
- Expert in building management, systems maintenance, and delivering repair projects to the highest standards
- In-depth knowledge of Landlord & Tenant law and H&S compliance across residential and mixed-use sites
- Confident contract manager – from drafting to delivery, with legal input where needed
- Budget-savvy – skilled in setting, managing, and reporting on operational and project budgets
- A clear and confident communicator with top tier written and verbal skills
- Exceptionally organised, with a sharp eye for detail and deadlines
- Tech-savvy and efficient – fully proficient in Outlook, Word, and Excel
- A natural leader who inspires teams to perform and deliver
- Experienced in contractor management and procurement – ensuring value and performance
- Service-driven team player with a can-do attitude and high professional standards
- Strong relationship-builder – trusted by stakeholders at every level
- People-focused, approachable, and great at getting things done through others
