Job Summary/Purpose
- To participate in the management and co-ordination of the external consultant team through all stages of project procurement (Land & Planning, Commercial, Production, Sales and Adoptions) and actively support the Project team in all matters arising.
- To help ensure that all disciplines are fully joined up and in synchronisation. Checking layout drawings, suppliers and manufacturers' details. Assisting in obtaining necessary Building Regulation Technical Approvals and advising all internal Teams of updates and progress. Efficiently resolve and co-ordinate any issues arising from the external consultants.
Planning
- Assist in the clearance of sustainability planning conditions.
- Assist in the preparation and consultation with and on behalf of the Planning Team regarding sustainability matters affecting the development.
- Assist to prepare design tenders, review submitted tenders and appoint consultant teams in accordance with the Operating Framework
- Assist in the preparation and maintenance of a detailed design programme in accordance with PMIP target dates.
- Assist in the preparation of comprehensive, coordinated working drawing packages for tender and construction (residential and non-residential) in accordance with Group standard product, standard details and standard specifications where appropriate utilizing external consultants where necessary.
- Assist to organise and lead design team meetings.
- Assist to prepare, submit and secure Building Regulations Approvals for developments.
- Assist to clear all Building Regulation conditions to ensure CML’s can be delivered in line with Regional targets and budget.
- Develop a good understanding of environmental/ecological constraints to development and ensure that appropriate mitigation is undertaken to allow development to proceed in line with the Regional Programme.
- Assist to undertake detailed assessment and approval of all supporting suppliers and manufacturer’s information.
- Assist to obtain all assessments and ensure compliance with HQI, Lifetime Homes, Building for Life, DQS etc.
- Assist to review and comment on the technical content of all sales literature to ensure compliance with working drawings.
- Assist to maintain records of design changes/value engineering incorporated into finalised designs.
- Assist to review and comment on any tender queries promptly, advising on the technical suitability of any value engineering proposals.
- Assist to ensure CDM/EMS processes are followed and recorded throughout the design process.
- Assist to maintain fee trackers and prepare cost movement reports monthly.
- Assist in the preparation and maintenance of Legal Conveyance Project Layouts
- Assist in obtaining relevant Robust Details & other associated Statutory Approvals.
- Assist to ensure CDM/EMS site start processes and site close out procedures are followed and recorded.
- Assist to promptly resolve site queries in close conjunction with the project team.
- Assist to support the site sales team to ensure accuracy of sale information.
- Assist to prepare for, attend, and participate in all necessary key meetings as required by the Operational Framework/PMIP process.
- Attend site as necessary to fulfil the responsibilities of the role
- An understanding of the full development/ technical process. Previous experience as either a Trainee or Assistant Coordinator within a development organisation preferred
- Ability to work within tight deadlines and to programme accurately
- Industry related qualification
- Attained or working towards a professional accreditation with RICS, CIOB, ICE or RIBA
- Ability to work under own initiative
- Excellent communication skills and team work
- Ability to manage external consultant team and ensure all deadlines are met
