Marketing Manager

Retirement Villages Group

We're looking for a commercially minded and hands-on Marketing Manager to join our Marketing team.

You'll take ownership of the marketing strategy and delivery across a portfolio of our retirement villages, working closely with Regional Sales Managers, village Sales teams and Operations colleagues to develop plans that generate quality enquiries and ultimately drive sales, rentals and reservations.

This is a varied role combining strategic planning with practical campaign delivery. You'll have the opportunity to shape how we market our villages, understand what motivates prospective residents and their families, and make sure our marketing activity delivers real commercial results.

From integrated campaigns and local events to CRM, customer journeys and performance analysis, you'll oversee the full marketing approach for your portfolio. You'll use data and insight to understand what's working, identify opportunities and make recommendations on where investment and activity will have the greatest impact.

You'll also work closely with the wider Marketing team, including our Digital Marketing Manager, Social Media Manager, Marketing Executive and in-house Designer, alongside a range of external agencies and partners.

What You'll Be Doing

  • Marketing strategy and planning: Develop and own marketing plans for your portfolio of villages, aligning activity with sales targets, business priorities and local market opportunities.
  • Campaign management: Plan and deliver integrated campaigns across digital, social media, email, direct mail, PR, events and local partnerships to generate high-quality demand.
  • Working with Sales and Operations: Build strong relationships with Regional Sales Managers, village Sales teams and Operations colleagues, ensuring marketing activity supports their priorities and delivers results.
  • Customer journeys and CRM: Use HubSpot to develop targeted campaigns, audience segmentation and nurture journeys, helping prospective customers progress from initial enquiry through to visits, reservations and completion.
  • Performance and insight: Monitor campaign effectiveness and the wider sales funnel, using data to understand conversion, lead quality and return on investment, and identify where improvements can be made.
  • Budget management: Take ownership of your portfolio marketing budget, managing agency and supplier costs and ensuring investment is used effectively.
  • Events and local activity: Plan and support village open days, discovery events and local marketing initiatives, making sure activity is well coordinated and delivers measurable outcomes.
  • Content and brand: Ensure marketing activity reflects each village's individual character and proposition, creating engaging and accurate messaging for prospective residents, families and wider audiences.
  • Agency management: Brief and manage external agencies and suppliers, setting clear expectations, managing deadlines and ensuring quality and value.
  • Continuous improvement: Share ideas, identify new opportunities and work collaboratively across the Marketing team to improve how we plan, deliver and measure our activity.

What We're Looking For

You'll be an experienced marketing professional who enjoys balancing strategic thinking with getting things done. You'll be commercially aware, confident using data to shape decisions and comfortable managing multiple priorities across different locations.

Ideally, you'll bring:

  • Experience managing multi-channel marketing campaigns and developing marketing plans.
  • A strong understanding of customer journeys, sales funnels, lead generation and conversion.
  • Experience managing marketing budgets, external agencies and multiple projects.
  • Confidence analysing campaign performance and using insight to improve results.
  • Experience using CRM and marketing platforms. HubSpot Sales Enterprise and Marketing Pro experience would be an advantage.
  • Excellent communication skills, with the ability to build relationships and influence stakeholders at all levels.
  • Strong organisation and project management skills, with the ability to manage competing deadlines.
  • A proactive, practical approach, with the confidence to bring ideas, challenge existing approaches and find solutions.
  • A collaborative mindset and a genuine commitment to working as One Team.

Experience in property, hospitality, later living, leisure or another multi-site, customer-focused environment would be particularly beneficial.

Working Arrangements

This is a hybrid role, typically involving 2 days per week in our London Victoria office (or visiting our villages) and 3 days working remotely.

Flexibility is important, as you'll need to travel to your assigned villages, attend meetings and support events in line with business needs.
