Job Overview

The RUH Estates Department is seeking a mechanically biased Maintenance Technician to join our dynamic and forward‑thinking

Operational Team. This is an excellent opportunity for an experienced maintenance professional to contribute to the safe and effective operation of a busy healthcare environment.

You’ll play a key role in delivering planned and reactive maintenance services, supporting the smooth running of essential hospital infrastructure. Applicants should have a good understanding of Estates Maintenance functions, with relevant experience in areas such as water systems, heating, steam, HVAC, and ideally exposure to Building Management Systems (BMS). Previous experience within a healthcare or similarly complex environment would be an advantage.

We’re looking for someone with excellent communication skills, a positive and proactive approach, and a willingness to learn and develop new skills. You’ll be comfortable working both independently and as part of a collaborative Estates team, taking pride in delivering a high‑quality service that supports patient care.

Main duties of the job

Undertake inspections, testing, repairs and installations across Trust property, plant and infrastructure.Complete allocated works and update the CAFM system accurately and in a timely manner.Manage own workload effectively and coordinate the work of assigned craft colleagues where required.Carry out planned preventative maintenance (PPM), reporting faults and completing documentation in line with Trust procedures.Identify required parts and equipment and obtain them via the Estates Stores system, in line with Standing Financial Instructions.Investigate technical faults, implementing permanent solutions to ensure reliability and statutory compliance.Participate in the Estates escalation process, supporting colleagues with technical problem‑solving as required.Support safe systems of work, including

Permit‑to‑Work, and supervise specialist subcontractors when directed

Detailed Job Description And Main Responsibilities

You will maintain, fault‑find and repair a wide range of mechanical systems, including hot and cold water, plumbing, heating, ventilation, air‑conditioning and steam plant, as well as pumps, circulation and drive systems. With appropriate training and authorisation, you will service and repair medical air compressors, vacuum plant and medical gas pipeline systems, and support water treatment and chemical dosing systems in line with current

Legionella guidance. Working closely with Estates Management and Authorised Persons, you will assist with the repair and replacement of mechanical plant, investigate faults, analyse performance and compliance data, support planned service shutdowns, and ensure all work is carried out safely and in accordance with HTM guidance and Trust procedures.

Qualifications

Essential criteria

  • HND/ HNC in Mechanical Engineering/ Recognised qualification NVQ Level 4, or appropriate apprenticeship/ Demonstratable in-depth knowledge

Desirable criteria

  • Trained in health & safety, First Aid, IOSH, NEBOSH, Registration with an approved organisation. HTM CP/ AP Experience.

Knowledge

Essential criteria

  • Knowledge of maintenance methodologies, specific legislation, HTM, HBN. Specialist knowledge gained from working in healthcare or similar environment.

Desirable criteria

  • Experience of working in a similar role/ Good knowledge of energy efficient practises

  • Ability to follow verbal and written instructions/ Significant skill in chosen subject/ Able to work on own initiative

Desirable criteria

  • Able to demonstarte the ability to work independently as well as part of a team and able to demonstrate team leadership skills.
