We are looking to recruit a Building Manager to join our existing Buildings and Estate Support Team at RNAS Culdrose.

Royal Naval Air Station Culdrose delivers the UK’s two highest defence priorities: assuring the nuclear deterrent and protection of the nation’s aircraft carriers. With a workforce of 3000 personnel that are all directly or indirectly involved in generating or supporting the naval air squadrons and their personnel.

This position is advertised at 37 hours per week.

Job Description

As a Single Living Accommodation (SLA) Building Manager (BM) your responsibility is to inspect the designated buildings and immediate surrounds for any damages and defects and to ensure the areas are maintained to the required standards. As BM you will be required to compile, document, and maintain the associated defect logs and registers that underpin the accounting of SLA buildings condition and raise awareness of potential Infrastructure problems and risks.

The designated buildings will predominantly be in the living site area, but also includes some living accommodation across the station.

Experience and passion for collaboration is important to ensure all areas of the SLA are maintained to a satisfactory standard, coupled with the ability to be individually motivated to support the wider team objectives.

The successful candidate will be required to prioritise time spent alternating between office-based work and estate tasks. The role can be physically demanding, will require multi-tasking and some manual handling. As BM you will be expected to carry out non-specialised minor maintenance to increase infrastructure life expectancy and resource, and in conjunction with the Buildings Estate Deputy Manager, you will ensure contractors and visitors receive relevant safety briefing, and information required to undergo their tasks.

Who are we looking for?

Primary

  • To report accommodation building defects to the Maintenance Management Organisation Helpdesk.
  • To monitor all accommodation defects ensuring completion in the allocated time frame and report as required.
  • To liaise with contractors and provide access and information to assist with timely rectification.
  • To liaise with the respective building Block Officers regarding weekly inspections and any concerns raised.
  • Investigate reported loss of heating, hot water, electrical failure, and fire alarm faults, taking action as appropriate. Recording and reporting these actions as required.
  • Liaise with the logistics department for replacement SLA mattresses when reported as needing replacement and to ensure the correct disposal route.
  • Reporting any discovered breaches of Fire Safety in the accommodation blocks. Carrying out and recording Fire Alarm checks and carrying out Fire Safety checks in the accommodation communal areas.
  • Reporting any suspected Wilful Estate Damage and suspected misuse of the SLA furnishings/doors and equipment in accordance with current policy.
  • Carrying out daily checks of the SLA buildings and grounds, noting any obvious issues and reporting to the appropriate department.
  • Maintaining an Articles in Use (AinU) inventory for items on permanent loan, allocated to your buildings.
  • The physical replacement of SLA white goods – Tumble Driers, Washing Machines and Fridges using the correct Manual Handling techniques.
  • Providing distribution and allocation for minor SLA items such as toasters/ microwaves/ kettles etc.
  • To replace lost keys by the occupant via the contract supplier.
  • To facilitate the repair or replacement of white goods, by raising the appropriate documentation and to record all transactions.
  • Provide control and issue of accommodation master keys.
  • To assist and carry out any Buildings and Estate Support Team tasks that may be required to maintain the efficient running of the dept.
  • To accompany the inspecting parties when available.
  • Report any unattended or suspect items that are noticed during daily rounds that may constitute a suspect package or be suspicious, in accordance with current guidelines and policy.

Where business needs allow, some roles may be suitable for a combination of office and home-based working. This is a non-contractual arrangement where all office-based employees will be expected to spend a minimum of 60% of their working time in office, subject to capacity and any required workplace adjustments. Requirements to attend other locations for official business, or work in another MOD office, will also count towards this level of attendance.
