The Role
As a Hard Services Estimator with Emtec Facility Services you’ll play a key role in pricing planned and reactive maintenance works across a wide range of facilities. This is a fantastic opportunity for someone with solid building services technical knowledge (HVAC, electrical, plumbing, and other mechanical systems) who thrives in a fast-paced, collaborative environment.

The Role
As a Hard Services Estimator with Emtec Facility Services you’ll play a key role in pricing planned and reactive maintenance works across a wide range of facilities. What You’ll Be Doing
- Preparing accurate cost estimates for planned maintenance (PPM), reactive works, and small projects.
- Using SFG20 and industry benchmarks to ensure compliant, competitive proposals.
- Reviewing tender documents, specifications, and drawings to define the scope of work.
- Working closely with our bid, commercial, and operational teams to shape compelling submissions.
- Attending client briefings, site visits, and pre-bid meetings to fully understand project requirements.
- Presenting cost models and value engineering options to internal and external stakeholders.
- Supporting project handovers with clear cost breakdowns and risk assessments.
- Staying ahead of market trends, pricing shifts, and innovations in hard FM.
- Proven experience in estimating within FM or building services sectors.
- A sound understanding of hard services (HVAC, electrical, plumbing, and associated systems).
- Familiarity with SFG20 and public procurement processes.
- Confidence working with managing agents and understanding their requirements.
- Advanced Excel skills with the ability to build and analyse complex models.
- Strong communication and presentation skills—able to explain the detail and the bigger picture.
- Qualifications in engineering, building services, or similar (HNC/HND/Degree).
- Experience using digital tendering platforms.
